Why Isn't My Home Selling In Dallas?

Selling a home is exciting. However, it can also be extremely stressful, especially if the offers aren’t rolling in like you thought they would be. 

I mean, come one, you have the perfect house right? Meticulously well kept, best lot in the neighborhood, amazing school district, priced fairly… you should be sifting through a hundred offers to pick your favorite buyer. Well, back here in reality you have to consider the competition. Right now there is LOTS of it in the DFW. 

Since October the amount of inventory available (number of properties available relevant to the amount of buyers in the market) has increased 15% in the 500k and more market. On the other side homes priced below 300k rebounded 11.8% (Texas Housing Insight: Real Estate Center Texas A&M University) but with rising interest rates and the ever increasing amount of new build communities, this further separates you from finding a buyer let alone a multiple offer scenario. 

Consider this… I don’t have an exact graphic to display but from my comparative market research I have seen that in any densely populated area of the DFW, any single home for sale will have AT LEAST 3 others for sale within 1 mile. 

So what do you do? 

RENT, RENT, RRREEENNNTTT!!! 

It has become so easy to market a home, screen tenants and watch the monthly rent flow in with using a property manager. I know you have that friend in Accounting who moved out of their condo and got it rented to afford that nice big new house up North, so why don’t you do the same!?
