Deciding which property manager to use? I want to help!

Many landlords consider a property manager that owns several properties themselves because it shows they are just like them. Thats great and all… but what happens when something is wrong with their property? Who do you think gets the priority?

Let me walk you through 3 scenarios why Flat Fee Landlord is the best choice.

  1. The attention is given to our clients exclusively. Not having our own rentals to worry about lets us focus on you. Sleep easy knowing our only concern is making sure your investment stays as equitably in tact as possible and you continue to receive rent on time each month.
  2. Maintenance is a top priority for all of the properties we manage. Not only can tenants reach out to us 8am-6pm, we have an after hours and weekend emergency maintenance line. ALSO, tenants can request maintenance through their online portal (super high tech I know). If we had our own properties to worry about and we rely on a specific vendor because they do great work, which property do you think will take priority… the one I’m invested in or the one I’m not invested in? 
  3. Turnover… If you aren’t aware, the highest volume of rental transactions for the year occurs from April-August. School is out, military transfers or more common at this time. Corporate relocation is more popular at this time. Plus the weather is nice and warm… people want to move! Without a tenant in the home paying rent each month, how do you plan on getting money to pay your mortgage? Well, if we owned our own property, we’re probably thinking the same thing… get it rented. If I have a choice on focusing more attention on the home I’m paying for or the one you’re paying for… well I don’t want to say it, but you get the picture.

Being a third party vendor (not owning our own rental properties) is the biggest advantage you can have. I can assure you the company that owns there own properties holds no advantage over the services we provide, in fact, as I have pointed out… it may actually be detrimental to the care they provide for you property.
