What Does A Property Manager Charge In Dallas?

System - Thursday, December 13, 2018

Flat Fee Landlord will consistently be in the top search results for Property Managers in the DFW… this is for a lot of reasons but the #1 is because of our transparent pricing

Leasing Fees

If you are looking for a property manager, chances are you want to rent out your home. How do you do this? You advertise it for rent, find a tenant and write a lease. Making sure you get a good tenant fast is key to a successful rental property investment.

Careful of the discounts. Make sure your tenant is going to be qualified. This aligns perfectly with the “you get you you pay for” mentality as we'll be guaranteeing your tenant stays.

Many companies offer a cheap leasing fee which is great when you're trying to keep the budget tight but can be costly on the back end when the tenant doesn’t pay rent and you end up having to evict them, this can take time and lots of $$$ which is easily avoided.

Management Fees

What are you paying for? Well… this is going to be a pretty standard service. Most companies will charge a percentage of your monthly rent to provide services;

Lease Preparation, Renewals, Rent Collection, Maintenance, Reporting (accounting), Fielding Tenant Questions, etc

So if most companies offer the same thing here… might as well go with the cheapest right?

Customer service is huge… keeping your tenants happy keeps them in your home, keeping tenants in your home keeps the $$$ coming in. This is exactly what you hire us for, make sure the company you select is good to your tenants so they are good to your home and to you.

Also, make sure you find a company that is tech friendly, online rent collection, maintenance requests, ability to see information regarding your property from a mobile/satellite platform. This will ensure you are always connected to your property manager and your home (investment).

Miscellaneous Fees

Watch out for ridiculous “Technology fees” or similar charges, this should be included in your management costs.

Some companies charge for “managing vacant homes”… WHAT DOES THAT EVEN MEAN?

There are so many insane fees that some companies will slide onto your monthly bill so I want you to know a few that are standard in our industry

Lease Renewal fees….

Actually that’s it. If you’re hearing something different, hang up the phone and call us NOW!

With Flat Fee Landlord you have the peace of mind knowing;

  1. The first month rent is not just a commission, it’s an investment. We are so sure that your tenant is qualified that we will guarantee they stay for the lease… if not, we replace them, no bull.
  2. $89 a month… everything included unless you have a home warranty its $10 more a month, thats it, no bull
  3. $250 lease renewals… thats it. Not half a months rent, not $500, not a percentage of your rent. $250, no bull.

Lets get your home rented and you on your way to landlord freedom.
