Dallas / Fort Worth Property Management Fees

System - Wednesday, May 9, 2018

Best Property Manager in the Dallas / Fort Worth Metroplex Texas, discusses what landlords can expect when dealing with Houston property managers. Landlords will have many different options, as no two property management companies are alike. Different Property Management companies have different property management fees. Additionally, they have different services that come with he property management fees they charge. Its ultimately up to the Landlord to decide which property management company they want to hire when weighing the cost vs. the services offered.

In addition to service offered for the price, Landlords should also keep their budget in mind when hiring a Dallas / Fort Worth Metroplex Property Manager. Some property management companies charge a flat fee while others charge a percentage fee based off the monthly rent collected. This means that if you work with a flat fee company, your management fee doesn’t change. Additionally, you will be paying the same fee for management as everyone else in the Dallas / Fort Worth Metroplex. Conversely, if you hire a company that charges a percentage fee, your cost is going to depend upon what you charge your tenant for rent. Your fee could be higher, or lower, than other people in the city based off what you charge for rent.

In addition to management fees, Landlords can also expect to pay for tenant placement for their property. This is, in our opinion, the most important part of the rental process. Make sure you hire someone that has a proven track record of successfully placing well qualified tenants in rental properties. Check their eviction history, list price to market price, days on market, etc. Don’t skimp here as a landlord. If you can hire someone that can lower your chances of having a bad tenant, make the investment and go for it.

Lastly, make sure you check over your management agreement for any other fees that are associated with hiring that property manager. Anything could be charged if you are hiring someone to do something for you. That being the case, make sure you are aware of what you will be charged for the different services being rendered. Some companies add on a markup to maintenance repairs, lease renewal fees, eviction fees, just to name a few. Make sure you find out what they all are and budget accordingly.
